The Occupancy Compliance Specialist will work at different sites throughout the HUD portfolio as well as in the main office. This position will be responsible for assisting in completing HUD certifications and leasing duties, ensure tenants’ eligibility for funding programs regulations established by HUD, Tax Credit and other regulatory bodies for Capitol Hill Housing properties.  Must effectively manage competing priorities and deadlines on a daily basis.
Duties and Responsibilities 
  • Process Annual, interim, and initial certification’s
  • Maintain HUD portfolio EIV binders for monthly and quarterly reports and complete follow up as required
  • Complete initial REA’s, including third party verifications of income, assets and other eligibility criteria 
  • Submit background check for verifying rental history and criminal history
  • Provide Sr. Manager of Compliance and Leasing with completed rental application for approval following 20-day turn time                                                          
  • Prepare and mail correspondence; including denials and retrieving and securing missing documents from clients
  • Enter completed Move-ins in property management software and maintain files
  • Provide professional, responsive, caring and knowledgeable interaction with applicants and residents
  • Ensure Fair Housing, Landlord/Tenant Laws and CHH policies and procedures are fully upheld
  • Process additions to households, key permissions and pet docs
  • Work HUD waitlist to fill HUD vacant units, including mailing letters, processing applications, sending denials and processing HUD REA’S start to finish.
  • Prepare and sign lease documents and establish resident account in property management software
  • Coordinate move in with Site Manager and applicant
  • Maintain confidentiality of applicant, residents, corporate, personnel and research information
  • Other duties as assigned
Minimum Qualifications:
  • High School Diploma or GED
  • Experience with detailed paperwork
  • Experience with restrictive rules and regulations
  • Good knowledge of Landlord tenant act, and Fair Housing law
  • Ability to communicate clearly and effectively, verbally and in writing
  • Ability to read and interpret documents as well as the ability to write effective documentation and correspondence
  • Ability to calculate figures and amounts
  • Strong time management skills with attention to detail
  • Ability to work independently and also to demonstrate a sense of urgency, be result driven and disciplined
  • Ability to multi-task and establish priorities
  • Experience working with diverse populations
  • Ability to work effectively as a team contributor on all
Preferred Qualifications:
  • Valid driver’s license with clean driving record and valid automobile insurance    
  • HUD compliance certification- CPO, COS 
  • Experience in housing software especially Bostonpost
  • Proven time management skills
  • Experience working with a wide variety of people
