Building Specialist - Maintenance

Capitol Hill Housing is looking for a Building Specialist - Custodian for a new building as we bring the building online and begin the lease up process. This position will report to the property manager and will be responsible for the maintenance and upkeep of a large building including general repairs, cleaning and unit turns.
  • Responsible for coordinating all maintenance work for the building
    • Coordinate and maintain the preventive maintenance schedule.
    • Complete work orders for light repair work in common areas and unit interiors which could include light electrical work, light plumbing, painting and dry wall repair.
    • Coordinate with the maintenance department for heavier repairs.
    • Organize and store tools in designated areas.
  • Responsible for cleaning and general upkeep of common areas and building exterior.
    • Perform daily walk through to pick up trash, clean as needed and identify larger cleaning and maintenance issues.
    • Maintain garden areas.
    • Ensure all graffiti is reported and removed within 48 hours.
  • Assist Property Manager with general management of the building
    • Coordinate and perform necessary cleaning and maintenance for unit turns.
    • Assist with annual inspections of units and common areas.
    • Respond to after hours building emergencies. Take any action necessary to avoid the loss of life and/or property and promptly report such action to CHH management.
    • Be knowledgeable of and operate within the provisions of Seattle and Washington State Landlord Tenant law, Fair Housing law and ADA law
Minimum Qualifications:
  • High school diploma or GED.
  • Ability to speak read and write in standard business English.
  • Experience working with a diverse population. The ability to work effectively with people of diverse personalities, cultures and communication styles.
  • 2-year building maintenance experience.
  • Experience in one or more of the following areas: janitorial, landscaping, security, real estate or customer service
  • Experience working with vendors.
  • Ability to work daily with minimal supervision.
  • Time management skills; ability to organize time efficiently, prioritize tasks and perform tasks in a self-directed manner.
  • Ability to perform the following essential physical requirements:   Constant – hearing, seeing.  Frequent – standing, walking on a variety of surfaces, lifting and carrying up to 50 pounds, climbing stairs, reaching (from knees to shoulders), repetitive hand and arm motion, handling/grasping, pushing/pulling, bending at the waist, twisting at the waist, crouching kneeling/squatting, reaching (below knees and above shoulders).  Occasional – Fine finger manipulation, talking, sitting, working at heights. Seldom – crawling, using foot controls.
Preferred Qualifications:
  • Six months janitorial or cleaning experience.
  • Experience working with green eco-friendly products.
  • Six months landscaping experience.
  • Six months property management experience.
  • Painting experience.
  • Basic computer skills, preferably Microsoft Office.
Work environment includes working with power tools, use of and exposure to cleaning chemicals, solvents and paint, and other possible hazardous materials, performing physical duties in physical isolation from other staff can be potential hazards of the job.  There may be other hazards.  Employees are expected to perform their work in such a manner as to eliminate or reduce any potential hazards to an acceptable level. Employees are also expected to report actual or potential hazards to management and the Safety Committee.
